Registration Department of Tamil Nadu introduce their TNREGINET portal 2.0 to allow citizens to apply for various property related documents. Inspector General of Registrations (IGR) opens registrations and enquiries on the TNREGINET Potral 2.0. People can now apply for EC and check New Guideline value of a property before buying it. Citizens can apply for Encumbrance Certificate directly on the tnreginet portal. These services are especially appreciable in the field of Real estate where the customers usually struggle to find the history related records of the property and also the genuine value of the property. There are many more services available on TNREGINET portal like marriage registrations, birth/Death certificate applications, audit objections, Stamps and Registrations.

The services are available for citizens of Tamil Nadu only. Citizens can go to official TNREGINET portal and click on the tab of E-Services, then select Encumbrance certificate. Fill their application form and then pay EC application fee. They can find their document by click on View EC.

To check the genuine value of the property they can select Guideline Value option, enter necessary details and get the information right there and then.

If you are new on this portal and you want to access any service then its mandatory for you to register on the portal. The detail steps for registration are as follows:

  1. Go to official website of Inspector General of Registration (IGR) i.e tnreginet.gov.in
  2. In the Registration tab click on User Registration.
  3. Enter your information like name, email, mobile number, address etc.
  4. Verify your details and set your password.
  5. Click on Register and your tnreginet account is created.
  6. You can now click on Log in and enter your registration Id and password to avail any service of the IGR portal.

How to apply for TNREGINET EC(Encumbrance Certificate)?

  1. Visit official website of IGR i.e tnreginet.gov.in
  2. Log in with you registration ID and Password
  3. Click on Apply for EC link
  4. Enter the details of property like registration number, survey number and district etc.
  5. Upload necessary documents in the respective form and size.
  6. Pay Encumbrance Certificate through your suitable methods.
  7. Click on submit and your application for EC to Inspector General of Registration is now submit.
  8. You can check status of your application by logging and click on Document status.
  9. Download a copy of your application for future use.
  10. Download the Digitally Signed EC in their Login under E-Services->Encumbrance Certificate-> Request List

  1. Visit official website of Inspector General of Registration i.e tnreginet.gov.in
  2. Click on E-Services tab and then select Encumbrance Certificate.
  3. Further select View EC to find your EC document.
  4. Select the zone, district, EC start and end Date, Survey details etc.
  5. Enter Captcha andclick on Search.
  6. Your EC will appear on your screen, you can download it for future use.

  1. Visit official website of Inspector General of Registrations i.e tnreginet.gov.in
  2. Click on Guideline Value and a new page will appear on your screen.
  3. Choose the guidelines related to which you want the value of your property.
  4. You can search by Street Name, Survey Number or Composite Value
  5. To search by street name, enter Village or category-wise data like the zone and sub-registrar office.
  6. Click on search and your Guideline value details of property will appear on your screen.
